You can register your German company at your home address, even your parents' place if they agree. No office needed. By the time you're forming a GmbH or UG, though, a home address brings real downsides: it's public in the commercial register, company mail lands in the family hallway, and every move means filing an address change with the registration court. A rented business address in Berlin-Mitte starts around €50 net a month and sidesteps all of that.
Most founders focus on the business idea, capital, and legal form when forming a company. The address gets filled in almost as an afterthought, often whatever's on the ID card at the time. Here's why two minutes of thought on this point pays off.
Can I register my company at my home address?
Yes. A sole proprietorship, UG, or GmbH doesn't require proof of commercial premises. If you work from home, you can have your seat there too.
Two caveats still apply:
- A rented apartment: Many leases require the landlord's consent for commercial use. Quietly working on a laptop usually isn't an issue. But if a company sign goes up on the door or clients start visiting, ask your landlord first.
- Someone else's home: Registering your company at your parents' address or a shared flat requires the other residents' consent, and they need to reliably accept your company mail.
Why a home address works against you
The commercial register is public
Anyone can look up a GmbH or UG's business address online. Once registered, the first letters tend to arrive fast: ads, directory listings, and occasionally letters designed to look like official invoices but aren't. All of it goes to wherever you or your family lives.
Your address ends up in your Impressum
Once you have a website or a commercial social media channel, it needs an Impressum with an address. With a home address, that means customers, competitors, and strangers know where you live.
Important mail can sit unread
The tax office, registration court, health insurer, and accident insurance association all write to your business address, often with deadlines attached. If you no longer live there, or someone else empties the mailbox, a notice can sit unnoticed in the hallway for weeks.
Every move costs money
Moving within the same city means filing a new business address with the commercial register, notarized. Moving to a different city usually changes your registered seat too, which requires a notarized shareholder resolution. Depending on the case, that's quickly several hundred euros and a few weeks' wait, plus new letterhead, a new Impressum, and updated details with your bank, clients, and platforms.
An example: the company run from a childhood bedroom
Picture a 24-year-old web developer still living with his parents in Berlin-Spandau. He forms a UG and, pragmatically, lists his parents' address. His mother accepts the mail, and it works.
A year later he moves into a shared flat in Friedrichshain; a year after that, the flat relocates. Each time triggers a business address change at the commercial register, with a notary appointment and fees. Meanwhile, letters from the tax office keep arriving at his parents' place, and his mother photographs them and sends them over messenger. One VAT letter gets missed, and a late-filing surcharge follows.
Had he used a business address in Berlin-Mitte from the start, the company would have stayed there through both moves. His mail would have landed as a scan in his app, regardless of where he actually lived.
Saving money with a virtual office: a worked example
A virtual office doesn't replace a workplace. You still work from home, a café, or a client's office. It only replaces the address, which is exactly the part many founders solve early on with an expensive office instead.
The table below compares three options over the first 24 months. The coworking and office figures are rough assumptions for Berlin, not actual offers.
| Option (24 months) | Monthly (net) | Total (net) | |---|---|---| | Small private office in Berlin, incl. overhead (assumption) | approx. €600 | approx. €14,400 | | Dedicated coworking spot with a business address (assumption) | approx. €300 | approx. €7,200 | | Virtual office, Clevver Berlin-Mitte, 24 months | €49.95 | €1,198.80 |
On top of that, a fixed business address saves you money you'd otherwise spend: commercial register address changes after personal moves, new stationery, and the hassle of re-registering everywhere.
Business address costs are typically deductible as business expenses, lowering taxable profit. Whether and how you can also deduct home-office costs is worth checking with your tax advisor.
When a home address is still fine
Not every company needs a business address. A home address is often fine if:
- you run a sole proprietorship with no commercial register entry and no website requiring an Impressum,
- you own your home and plan to stay there long-term,
- you don't mind your address being publicly searchable.
For a GmbH, a UG, or anyone operating publicly, a separate address from day one makes a much stronger case.
How to go about it
- Settle on a legal form. Sole proprietorship, UG, or GmbH? See UG or GmbH? Choosing the right structure for an overview.
- Book a business address before your notary appointment. That way the right address is already in the articles of association and the commercial register filing, and you won't need to change anything later.
- Use the same address everywhere: notary, bank, trade office, tax office, Impressum.
- Decide how mail gets handled. Choose whether only envelopes or full contents get scanned, and turn on notifications.

FAQ
Can I form a GmbH without an office? Yes. You need a domestic business address where mail can be delivered, but no office space. That can be your home or a rented business address.
Can I register my company at my parents' address? Yes, if your parents agree and reliably accept your company mail. Keep in mind the address then becomes public in the commercial register and your Impressum.
What does it cost to change a company address later? For a GmbH or UG, notary and registration fees apply, plus the cost of amending the articles of association if you move to a different city. Depending on the case, that adds up to several hundred euros quickly.
Can I register a trade with a virtual office? Yes, if the virtual office includes a rental agreement cleared for trade registration. Clevver includes this.
